Is this a good time to sell your home? Are there buyers out there?


The market for single family homes is very hot right now. Buyers that were on the fence a few months ago have hit the market with a new sense of urgency creating many multiple offer situations.

 

The Northwest Multiple Listing Service reports that median sales prices for single family homes are comparable to last year.  May pending sales were only down 4% from last year; yet inventory was down 44%. 

 

How has the Coronavirus changed how buyers are finding and viewing homes? 


Now more than ever buyers are screening properties on-line and making decisions whether to visit properties based on what they see on-line.  Buyers are looking at fewer properties, making offers quicker and gravitating towards those that are move-in ready.

 


Technology like Matterport allows interested buyers to view and walk through your property virtually.


I’d like to sell my home but how can a listing agent adequately market my home with all of the restrictions that are in place?


In order to maximize the value of your home listing brokers need to work very hard to present a complete package on-line.  First impressions are everything. This means that the photography needs to be spot on.  Social media, videos, virtual walkthroughs, virtual open houses, and renderings are all tools used by brokers to showcase the property and its potential.  In addition, many sellers are also choosing to do pre-inspections which can provide more upfront information to buyers, limiting multiple inspectors in their homes.


What precautions are real estate brokers taking when showing homes during the Coronavirus? 


Protocols for showing properties are being revised as counties enter different phases of reopening their economy.  King, Snohomish and Pierce Counties are currently in phase 2 of the Healthy Washington Roadmap to Recovery plan, and are operating under the following guideline  for showing properties: 

- In-person activities must be by appointment only.

- Real estate brokers, industry partners (e.g. appraisers, inspectors, photographers, stagers,etc.), and clients must wear cloth face coverings.

- No more than three people, including the broker, may be at the property at any one time.

- Those three persons must strictly follow social distancing guidelines by remaining at least six feet apart at all times. 

- No more than 10 people are allowed on the property during an open house, and guidelines for masks and social distancing must be followed.

- A broker may not leave a third party unattended in a property. Accordingly, brokers may only bring two other persons at a time into the property.

- Real estate brokers must wipe down with disinfectant any surfaces that have been touched by buyers.


Agents are committed to keeping their clients safe throughout the entire process of selling their home. Hand sanitizer, shoe coverings, and disinfectant wipes are provided near the front door of all of our listings, and face masks must be worn at all times.
